Employee Housing

Cal State Monterey Bay offers faculty and staff convenient, affordable housing options in campus-adjacent neighborhoods. Designed to support recruitment, retention and community connection, employee housing makes it easier to live close to where you work and participate fully in campus life.

Two housing options are available:

  • Rental homes
  • Homes for purchase through the ground sublease program

Our Campus Neighborhoods

As part of the Fort Ord land transfer, CSUMB received 1,220 housing units located approximately two miles east of the main campus.

The residential community includes:

  • Frederick Park — Student apartment housing
  • Schoonover Park I — 600 two- and three-bedroom units
  • Schoonover Park II — 87 two- and three-bedroom units on Devers Court, Wedemeyer Court and Chennault Court

Residents in Schoonover Park II are responsible for water, sewer, electricity and gas utilities.

The Setting

Schoonover Park offers a quiet residential environment nestled among rolling coastal hills, just minutes from campus. Employees enjoy the natural beauty and cultural richness of the Monterey Peninsula while remaining closely connected to the university community.

Housing Options

CSUMB Employee Housing, Inc. (CEHI)

Established in 1998, the CEHI program was the first of its kind within the California State University system. It allows eligible university employees to purchase a home at a reduced cost through a ground sublease model.

How the Ground Sublease Works

In a traditional home purchase, the buyer owns both the home and the land. Under the CEHI program:

  • The employee purchases the home
  • The CSU/State of California retains ownership of the land
  • The land is leased to the homeowner through a long-term ground sublease

By removing the cost of land from the purchase price, homes are typically priced significantly below comparable off-campus properties — approximately 35% lower than similar market-rate homes.

Homeowners pay property taxes based on:

  • The value of the home
  • The usage interest in the land (via the ground sublease)

Fees

Homeowners pay:

  • Basic Ground Rent (based on the home’s purchase price)
  • Supplemental Ground Rent (in place of traditional homeowners association dues)

Floor Plans and Features

Eight spacious floor plans are available, ranging from two to five bedrooms in detached and townhouse designs. All homes include:

  • Private fenced yards
  • Energy-efficient appliances
  • Wall-to-wall carpeting and durable flooring
  • Fire-rated wallboard and added insulation (for attached units)
  • Gas range/oven, refrigerator, dishwasher, garbage disposal
  • Gas washer and dryer connections
  • Single-car garage with automatic opener
  • Cable-ready setup
  • Underground front-yard irrigation
  • Unfurnished interiors

Schoonover Park Rental Housing

Schoonover Park Rental Homes include two- and three-bedroom apartments and townhomes in a peaceful cul-de-sac setting. The neighborhood features open green space, nearby playgrounds, parks, athletic fields, dog parks and miles of walking and biking paths.

Ground-floor homes include private enclosed backyard patios. Second-level homes feature spacious balconies with coastal hill views. All homes include an attached single-car garage.

Schoonover Park offers competitively priced housing in a high-cost region.

2025 East Campus rental rates:

  • Two-bedroom: Starting at $1,698 per month
  • Three-bedroom: Up to $2,528 per month
